Larson Capital Management was founded in 2014 to provide alternative investment opportunities to accredited investors.

Our team manages over a dozen commercial assets across the United States. We’ve grown from $50 million in asset acquisitions in our early days to now over $6B in AUM as of Q1 2024.

Our investors are forward-thinking. They are interested in diversifying their portfolios through non-traditional assets for long-term growth. Our model allows stakeholders to directly own well-managed real estate without taking on the risk of paying off a loan in the event of a default while leveraging the tax efficiencies of depreciation.

We have expertise in various properties, including commercial office space, industrial buildings, and multi-family housing. Our executive leadership team brings over 50 years of experience to over 1,00 investors.

While past performance does not predict future results, we’ve historically made quarterly distributions while paying out the majority of cash in the account in the fourth quarter, minus any pending building expenses in the upcoming year.

Our Approach

Our process involves:

    • Liquidity Provision: Sometimes, we also invest in recapitalizations or turnaround situations, providing needed funds to improve and grow these investments.

Our Goals:
The main objectives of our strategy are to:

  • Acquire Valuable Assets: We aim to buy well-functioning properties at attractive prices to reduce risk.
    • Find Unique Opportunities: We look for specific situations with strong investment potential, rather than just following market trends.
    • Maximize Returns: We sell our investments at the most opportune times to achieve the best possible returns for our investors.

Simply put, we find and buy buildings or land that have the potential to increase in value. We then build (or renovate) properties to attract more renters or buyers, while also increasing rents. In some instances, our partner firm, Larson Capital Real Estate (LCRE), steps in as the property manager. By working together to take care of the day-to-day operations (such as maintenance, leasing, and tenant relations), we can increase efficiencies and lower management costs.

And then when the time is right, we sell off the assets to maximize profits and pay distributions to investors.

Standing Assets

We carefully research and vet potential projects, including assets like multifamily housing, industrial warehouses, office and retail spaces, and student housing.

Our goal is to grow these properties by making upgrades and improvements, streamline how they are managed to maximize efficiencies, and then sell them for a profit.

We improve these properties through capital improvements and renovations. Once the assets have grown and stabilized, we sell them to return a profit.

Additionally, while owning these properties, we are often able to earn money through rents, which we then use to pay dividends to investors.

New Developments

When building from the ground up, we research which markets are trending towards significant growth. We also look for locations with low barriers to entry, like favorable zoning ordinances, fewer restrictions on buildable land, and low tax burdens.

Once the funds our raised, we purchase the land and break ground. Our preferred developers are experienced with a proven history of being on time with delivery and staying within our projected budget.

At LCM, we believe in transparency. We give our investors a projected timeline up front on when we anticipate the first units will be delivered, when the assets will be stabilized, and when we project to sell.

In addition to individual properties, we often offer funds which usually contain several properties.

These funds include projects across a wide range of asset classes and markets, which helps to provide a hedge against potential downturns in sectors.

Fund Investments:
Our funds are dedicated to creating diverse portfolios of high-quality properties. We look for assets with stable tenants and favorable lease agreements of different lengths. By improving how these properties are operated, we aim to increase their value.

To build a robust and balanced portfolio, we use leverage to invest in a variety of locations, property types, and tenant mixes. This approach helps us spread risk and take advantage of different market opportunities.
