Dallas is booming and is #1 in total Net Office Absorption with nearly 18 million square feet added since 2015. It is home to the third most Fortune 500 headquarters in our country and is the fastest growing metro area, adding 260 new residents each day.

With the majority of the leases going through 2029, this stable investment has upside potential as well. There are two ways we seek to generate additional return:

  1. By increasing the lease rates from an average of $18/sq ft to market rates which are averaging $26/sq ft.
  2. Granite Tower serves as company headquarters for Signify Health, Inc. (NYSE: SGFY) which recently completed an IPO worth $100 million, adding significant strength to the balance sheet, and valuing the company at more than $5.3 billion. Leveraging Signify Health’s continued market success and position as the primary long-term anchor tenant, combined with our own capital commitments to upgrade the building, we believe this will enhance the asset and attract institutional buyers by the end of the anticipated hold period.

This will be Larson Capital Management’s sixth building in Dallas so there will be economies of scale in managing this property that we hope to close at the end of April 2021.
